Commercial Landlord and Tenant Advice
O’Donnell Solicitors work on behalf of a range of commercial landlords and tenants; providing straight-talking legal advice on what is often a complex area. We are able to advise on commercial leases at every stage – from the creation of a well-drafted lease, through to the termination or renewal of leases. Our solicitors have extensive experience in advising both landlords and tenants, and provide straight-talking advice to ensure you reach your end-goal as swiftly and painlessly as possible.
We are able to negotiate and draft leases which have your best interests in mind and will ensure that you have a full appreciation of the terms of the lease. A well drafted lease is crucial in helping to prevent disputes from arising at a later stage.
We can also advise and assist both commercial landlords and tenants in any property related disputes. Whilst we look to remedy disputes amicably, we are happy to represent you in any resulting litigation.
If a commercial lease is for a period of longer than 6 months, then security of tenure means that the tenant is able to remain in the property unless the landlord serves notice on them. The notice must state the ground on which the landlord opposes the renewal of the lease. O’Donnell Solicitors are able to advise landlords on the grounds and how to serve notice in line with the legal requirements. If you are a tenant and you are unsure about the security of your lease, we can provide practical advice on your legal position.
If you are looking to lease a property with the option for the tenant to purchase in the future, we can draft an Option Agreement to ensure that your legal position is protected.
